We put the layout on paper, pull the permit, and set footings that hold a roof structure through an Illinois winter.

Walkthrough and Warranty

Common questions
Outdoor Living Questions from Illinois Valley Homeowners
Can you put a roof over a deck I already have?
Usually yes. We check the existing framing and footings first, because a roof adds load the deck may not have been built for. If it needs reinforcing we tell you before we start, not halfway through.
Pergola, patio cover or screen room, what is the difference?
A pergola gives you structure and partial shade. A patio cover or lean to roof is solid, so you can sit out in rain. A screen room is fully enclosed, which is the only one that solves mosquitoes.
Do I need a permit for a covered patio?
Usually yes, since it is a roofed structure. We pull it and make sure the footings and the roof pitch meet local requirements.
Can you run power out there for lights, fans and a TV?
We frame and rough in for lighting, ceiling fans and mounted TVs as part of the build, and coordinate the electrical so it is finished when we hand it over.
How long does an outdoor living build take?
Longer than a deck and shorter than a remodel. Most covered builds run a couple of weeks on site depending on the roof, the footings and the weather.
What does it cost?
It depends far more on the roof and the footings than on the square footage. We walk the yard, talk through what you want it to do, and give you a number in writing.
